warranty issues . we are dealing with warranty issues - multiple since we moved in. all these warranty issues were submitted using the 3rd party inspection to the project manager and builder. the builder wrote an email that all these problems are moot problems. Now we are facing issues every month. Its been almost 10 months and we are still dealing with warranty issues. Even buying a candy at a gas station will be more valuable than spending a million with grand homes. The way they treated during the building process and closing process is horrible. The only reason i am writing this review is to praise the warranty manager - [name removed]. he is a very good matured man and he takes care of our requests.

Lawn was not given in proper condition. Several final paint touchups were not done properly. Final walk through and home orientation was done in rush. It should have given more time.

I like the designs and the layout. Couple of the things 1.Design sessions should be longer as 90% of the people are new home owners and need to know what you are talking. 2.When an owner is ready to pay more for additional changes which doesn't impact the structural changes, let them do it. lot of things can come up after we see other things. Have certain dollar value of changes allowed. 3.one word on [name removed], excellent guy and was very helpful. Give him ability to evaluate things and see if there are some minor adjustments made after the fact to do, 4.[name removed] is good and helpful. 5.Home warranty team is good and they are doing their best to keep the customer happy. but GRAND HOMES need to improve their quality. Honest answer is don't feel Grand Homes did things Grandly. Need to improve in everything. Last but not least my sales [name removed], was there all the way through my journey. Management's out look must change to help customer's more than what u do.

Everything is great specially with respect to communication from our Builder [name removed] on a time to time basis. However, we wish few were told upfront during design. For example: We were never told during design that we need to pay for outlet that support large appliance like refrigerators. We would have happily paid the money at the design. Many times we discussed about having fridge in Garage but never once we were told that outlet provided in garage doesn't support it. This has nothing to do with quality of construction, however it is important to get to these details with homeowners during design appointments.

It was super professional too to bottom. Right from introduction to the sales agent, [name removed], to the final walkthrough with [name removed]. All were incredibly thoughtful and knowledgeable about the area, the home, the community and amenities. We went from contract to close in two weeks and I could not have asked for better stewardship throughout that condensed timeline. Also, post sale, [name removed], [name removed] and others all seem to care that I’m pleased and that I have the information I need for a smooth transition.

Warranty service was good. We had this house a quick movein and paid 800k with lot of imperfections . Now to fix those imperfections, warranty team says that cosmetics are not covered. My previous home which is 10 years is lot perfect than this new home.

I loved my building supervisor, [name removed]! But some of the quality of the materials was not what I expected. I paid lots extra for white brick. I didn't get white brick. It is painted white and not a very good paint job either.

Warranty service is good in responsive. They did what they promised. All folks including [name removed], [name removed] and [name removed] all are nice and they explained each and everything about home since i missed my walkthroughs.

I liked the fact the whole process was spelled out and that I was provided prompt assistance from [name removed] with any issues as well as calls from a [name removed] ensuring everything was taken care of and that this was a good experience. There was a few things that needed fixing after being in the home a bit longer. Those are the quality of cabinets is very poor and the location of the fridge doesn’t make sense and there was only room for a small fridge in a 5 bedroom house.

Seller rushing for closure, the little things in the home that needed to be addressed where not all fully addressed. some cracks on the wall were still there. When asked to address things we would say we need approval which didn't sit well with us. Great home experience with closing was a nightmare. [name removed] is amazing and did the best he could.

Firstly my salesperson didn’t explain/show me the optionals and customizations we have. They said we can customize at the time of design center appointments but Designer said I would have to choose all these before the contract sign. Next for brick choose, really it’s a disaster. Really lots of followups and no response. Then i requested divisional manager about all the missing option but they said they can’t though i said will pay the city approvals fee. Contacted vice president and still no luck. Missed options: 1. Wooden floor(they dint offer me) 2. Guest washroom changing to standing shower(I don’t even know that we have this option) 3. External focus lights(sales person told me i can chose at design studio but she didn’t allow me) 4. Extra lights In Dining room(they said i can choose at the time builder meeting but he simply refused) 5. Firstly i choose one lot and salesperson was fired and i tried to reach and no one responded so i lost that lot and ended up paying 30k premium. 6. Linear fire place, at the time of design center appointment they said they don’t have the option but all my neighbors got that option who went before me and after me 8. Additional hose bibs, i requested like anything but no luck. 9. Main door - requested new one die to security reasons but they simply rejected but all other got same Except [name removed] no one helped me and responded me. This is not my dream home. As i a first home owner i had very worst experience. I will never ever recommend Grandhomes.. Literally Grandhomes before contract sign and after sign is totally different

I disliked that I didn’t know what was standard since the model was overly upgraded. So it was a guess. The floor plan is amazing! The only problem for me, and I’d guess most others, is that the laundry room is not deep enough to handle a standard sized washer and dryer, very strange. The builder, [name removed], and his boss [name removed], were the absolute best. [name removed] is so competent and hard working and caring. He is the main reason that I will recommend Grand to others. He’s absolutely the best. Thank you for a great home!

My experience was very bad at the time of closing, I strongly recommend Grandhomes should send one of their executives to evaluate quality of home before final inspection, the warranty manager [name removed] was rushing through the inspection and he did not even open electrical or heater box during inspection, I was not given a quality home at the time of closing. I was completely wrong on hoping my home buying experience will be better with grandhomes but I was completely wrong.
