From the very beginning [name removed] screwed the whole process up from not collecting our deposit to hold our price and lot saying we were locked in, to not knowing the pricing of what is included to not applying my realtor’s name. It went as far as my wife having a breakdown because the experience was so horrible she requested a new sales person. From the design center dropping the ball on material or products changing throughout the build and rechoosing option after option. To the build being pushed back and the first builder not putting the roof up before the Sheetrock was delivered to things that were paid for through the PSA having to be added later to Grand Homes wanting to change what was previously agreed on. The one bright spot has been [name removed] the new builder that was brought on.

Nothing I’ve had continuous issues with my brand new 2.1 million dollar home!! I’m seriously at the point of taking this to social media about the quality and service the ownership provides and backs. Extremely unhappy I’ve recently had a septic/plumbing issues that have lasted into 2 weeks and still zero resolution. I’ve had my cabinets throughout my whole home used with cheap primer that isn’t compatible with the paint and my floors are chipping everywhere. The warranty team and the contractor has known about these issues from the first week of closing and still zero resolution. That’s not even the whole story of every other issue my wife kids and myself have endured during this process

Positives + My new Builders ([name removed] & [name removed]). They are amazing. I was little nervous when the builders were changed due to the timelines but later we felt relieved since we got the best guys to work with among the people that we interacted with from Grand Homes. They are knowledgeable, take good care, provide attention to detail, can roll their sleeves to wear all hats to finish the work, of the most they "DON'T" do false promises. + [name removed] helped us a lot in coordinating and getting the situation under control. It would have been really really hard to get in touch with the grand homes management team and [name removed] really helped us to get things rolling towards the finish line. Positive/neutral ~ [name removed] (Sales) is good at his work in selling the house and coordinating to provide details about steps and process involved from start to finish. He should have done a better job in trusting the home owner and asking the right questions to the Builder(Tejon) for delays instead of supporting and taking sides. Negatives - Old Builder (Tejon), The list would go on in this case. To just call out a few important things, Delay would have been avoided if the builder takes more responsibility and understands what is happening in the house on a day to day basis, Situation was so bad that we would inform him that work is not happening and no one showed up, then he would call the vendor company to figure out what was happening. Lot of quality issues would have been avoided in Drywall, Insulation, Wiring and plumbing if proper measures would have been taken. - Design Center, we made all our choices 6 months prior to the construction start date and still we missed a lot of items that we selected during the initial design center appointment. For example the main thing to call out here was Brick, we selected and brick and we were pressured to sign on the same day in March,(Day 1 out of 4 days appointment) so the brick can be reserved, but in September we were told that the brick is not available to order and they had to go with different selection. Still waiting for an answer to understand who dropped the ball for 6 month delay to order. Showed wrong material and got a signature from us without explaining the difference in the tile quality. We were shown a tile which is 95% white and when the tiles were laid out in the Master Bedroom, each tile was only 5% white. Stores like NFM, Ikea, have more options to select from than the design center for a better price and showcasing. Charged a lot (Same price from 2 additional master bedrooms) with the same price as master bedroom without looking at the design or measurements(Master bathroom is double the size of the other two bathrooms) . This makes us feel that it is cheating (This was later rectified by [name removed] when brought to her attention) - Quality of Cabinets is really bad. When a premium home is bought a better quality of wood, hardware and service is expected the least. - Sewer, When laid it was not at the ground level and it is different from other neighbors and what grand homes have. We have a continuous sewer smell and the sewer is right next to the master bedroom. Even the Neighbors were complaining about the smell (Again hue shoutout to the builders ([name removed]) who is trying to follow up to get this fixed) - AC, there are 4 units in the house and installers are unable to say which unit covers which area.

I like the services provided by grand homes staff especially Builder [name removed] and Warranty Personnel [name removed]. The quality of the materials used by vendors is not satisfactory. The quality we get after paying so much money is really really cheap and bad.

The quality of construction is very poor. Very unhappy with the electric work, cabinet work and plumbing work. We had toilet leak and flooding on the very next day we moved. And several other repairs within few days after we moved. Overall I wish the quality and the workmanship would have been better. Also we got everything upgraded in the house when we got it built. But the upgrade selection list was so poor and we had to pick something from the poorly available selection. Lot of upgrades were missed that we picked at the end and was a difficult fix at that time.

I love my home and absolutely LOVE my floor plan but it was a very painful process getting here. Too many plans of our floor plan floating around for the subs that caused lots of confusion. The subs were NOT the best quality, for this price home you would think that they would require better workmanship. I Really liked my project person, he did the best he could with what he was given to work with but nonetheless frustrating. The lawn and bushes planted during a freeze, some bushes dead and some grass never took. lucky that i had a project manager that would listen to my concersns during the process and were able to tackle most of them as they came but The flooring install was a nightmare, it took pulling teeth to have it corrected and my house is still dusty from them redoing it. We had to run around covering brand new tvs, lighting, blinds in order to minimize the dust on stuff when they decided at the last minute that the install was indeed not done correctly. This should have happened before the flooring got demo'd and sanded down for a NEW install. Thank god we were there when they started sanding or we would have had more issues than we did. Although a crew of Grand cleaners was sent after the floor, I had to hire people to try to blow the dust off the ceilings with compressors, and blow dust off walls bc Grand was not going to do it. Cleaners did the minimal but at that point I had 1 day to move and i had to do what i needed to do to make it happen. Who cleans their own house that had builder issues where a dust bomb went off? Homes should be turned over nice and clean, ours was not, still cleaning dust off ledges and windows. This price home should have a mid selection starting point at the design center, everything was an upgrade. Project managers should have a checklist of what is standard for each floor plan with overlays of what was an add on, current process is not efficient. I had issues with this during my build. Still finding things that need attention and i hope that they get resolved.

The construction completion turnover for my home never happened; work has continued inside my house since the day we closed. As of today, 60 days post-closing, my house is covered in saw dust due to recent work on the stairs and hardwood floor. The trades workmanship was poor and portrayed a lack of care for their quality of work and post-work cleanliness. I cannot use any of my downstairs showers because the tile was not properly installed. As a result, the tile will need to be ripped out and replaced in two weeks. Unfortunately, we know this journey is far from over. I still have unresolved hardwood floor issues. I am STILL feeling the pain of [name removed]’s poor construction build oversight. It started in the foundation pouring stage (where PSA items were missed), through his lack of preparation for our pre-sheetrock meeting (did not review PSA prior to meeting, we weren’t given a proper walk through) and until missing our closing month over month, all due to his incompetence. He made decisions without consulting us, missed key items throughout the build, expressed combative behavior and selected below standard trade contractors across the board (Super Painter & IES). There are many things in our home that will have to be repaired or replaced due to all the oversight by the builder. Grand homes lacks a quality control process to ensure all trades execute the correct statement of work. On many occasions I have been left to clean up after contractors who left messes behind. My mud pans in both downstairs bathrooms will be ripped out and the steps into the shower will also be ripped out and releveled. This is disruptive to my personal and professional work schedule and is completely unacceptable. This build has been a long planned and highly anticipated dream, that unfortunately has been an absolute nightmare from the start. For that reason, I would NOT recommend Grand Homes to my friends nor family. [name removed] is the only reason why I am not giving the willingness to recommend a zero. He has been working really hard to fix what is possible as a result of the negligence of Grand Homes employees that allowed this to happen. We are disappointed in the quality of home that Grand Homes built us and the lack of detail that employees have taken. We still have not been able to fully move into my home due to outstanding work.

There were lot of issues as soon as we moved into our house in august. But the warranty service team [name removed] was awesome. He took care of the problems as they were arising and was on top of things until they’d got completed to our satisfaction. He is wonderful.

There was an extremely long period of time between when we signed for the home initially and the beginning the construction process (almost 4 months). This was not in line with the two other times we have built new homes. Additionally, there was a very large amount of money that had to be paid to Grand Homes in the beginning with little to show for the expenditure and the inability to pay these costs at closing. The Grand Homes Design Center did not meet expectations for a home of this quality and price range. Selections available to buyers were limited as was the ability to include basic "must haves" such as window blinds and outdoor fencing that are commonly needed. The ability to include these costs in the final bill paid at closing would have been appreciated. [name removed] did an outstanding job keeping us informed throughout the process and completing our home in very challenging times for labor and materials.

Our whole experience with Grand Homes has been a nightmare, starting with [name removed]’s poor decisioning and oversight of things that I will have to live with forever; & by the way,then the turnover of my unfinished home, to continuous construction that has NOT stopped since the day we closed. Some of the warranty items have been BIG ticket items which have been hard for Warranty team to manage. [name removed] mentioned asking for help since the scope of work has been beyond what he deals with and I have yet to see anyone giving him added support to help finish my house. Why does no one care about the negative experience that has been bestowed upon my husband and I by this company? Some of the experiences we have endured are completely unacceptable, so either the [name removed]’s are not aware or they simply do not care. No one has owned this mess, instead fingers continue to be pointed at your selected contractors. 3 out of 5 bathroom showers are STILL out of commission (cannot be used) for over 100 days now. This includes my master shower; we haven’t had a functional shower on the first floor. [name removed] has no showed 3 times now. Additionally, all of the tile in my entire house (walls and flooring) was installed crocked and unlevel, but I am being told this is not a warranty-able item, so thank you [name removed] for the oversight. I was told by weisenbaker that he ([name removed]) was notified that some tile throughout my house did not meet their QC and would need to be re-done but [name removed] declined this, which is infuriating. I find it appalling that a company would continue to keep this level of incompetence on their payroll, he has no business building homes considering what he did with my home. The wood flooring and stair cap scope of work has been a mess (literal dust mess I had to clean up again). Through the warranty process the floor company re-sanded the wood flooring upstairs due to uneven floor to stair caps. I took a week off to be here while the process was completed; once they finished the floors looked worse than before, they created very visible white streaks on my floor. [name removed] scheduled a meeting to identify how the floor company would rectify the situation. [name removed] from the floor company told me to lower my expectations on the outcome of the “remodel” of redoing my flooring. SERIOUSLY unacceptable for any vendor to say that when THEY caused the issue the first AND second time. All over my downstairs floor there are poly dots that were created from the final topcoat of the wood floor. Although this is a problem they are seeing in their industry, (created by them) they only agreed to sand the topcoat. They requested that I take a flash light and put blue tape on every spot where those dots exist so someone from their company could scrape the dots and then re-poly. To be clear, the dots are ALL over the 1st floor of my house, it would take hours to truly identify where they all are. Quite frankly I should not have to do that when THEY caused this issue, I truly felt like no one was fighting for me on this and its truly a defect they are aware about. So, my wood floors have poly dots everywhere and they were not willing to just fix it. To recap, I didn’t get to move into my home until after I paid the first mortgage, I got to use my master shower for less than 30 days then it as gutted down to frame. Three bathrooms out of 5 had to be stripped down to frame due to [name removed]’s oversight of quality control; today all three showers are STILL not complete (and one more bathroom will be gutted Monday). My master bathroom has not been usable for more than 100 days also. Throughout this time I have had dust, dirt and construction debris all over the house. This warranty process is broken in so many ways; I have been told that most homes do not have THIS amount of work to complete post-closing, which does NOT make me feel any better. I keep being told I need to wait to get some stuff booked – you guys have taken half of my warranty year to literally finish my home which should have done prior to pushing us to close. I am the main person tracking all open items, warranty has NOT been owning this. At this point, I just want my home to be finished so I can live my life peacefully, but it’s been us and the contractors for almost 7 months. CAN SOMEONE PLEASE PLEASE HELP US?

There were lot of issues as soon as we moved into our house in august. But the warranty service team [name removed] was awesome. He took care of the problems as they were arising and was on top of things until they’d got completed to our satisfaction. He is wonderful.

Our whole experience with Grand Homes has been a nightmare, starting with [name removed]’s poor decisioning and oversight of things that I will have to live with forever; & by the way,then the turnover of my unfinished home, to continuous construction that has NOT stopped since the day we closed. Some of the warranty items have been BIG ticket items which have been hard for Warranty team to manage. [name removed] mentioned asking for help since the scope of work has been beyond what he deals with and I have yet to see anyone giving him added support to help finish my house. Why does no one care about the negative experience that has been bestowed upon my husband and I by this company? Some of the experiences we have endured are completely unacceptable, so either the [name removed]’s are not aware or they simply do not care. No one has owned this mess, instead fingers continue to be pointed at your selected contractors. 3 out of 5 bathroom showers are STILL out of commission (cannot be used) for over 100 days now. This includes my master shower; we haven’t had a functional shower on the first floor. [name removed] has no showed 3 times now. Additionally, all of the tile in my entire house (walls and flooring) was installed crocked and unlevel, but I am being told this is not a warranty-able item, so thank you [name removed] for the oversight. I was told by weisenbaker that he ([name removed]) was notified that some tile throughout my house did not meet their QC and would need to be re-done but [name removed] declined this, which is infuriating. I find it appalling that a company would continue to keep this level of incompetence on their payroll, he has no business building homes considering what he did with my home. The wood flooring and stair cap scope of work has been a mess (literal dust mess I had to clean up again). Through the warranty process the floor company re-sanded the wood flooring upstairs due to uneven floor to stair caps. I took a week off to be here while the process was completed; once they finished the floors looked worse than before, they created very visible white streaks on my floor. [name removed] scheduled a meeting to identify how the floor company would rectify the situation. [name removed] from the floor company told me to lower my expectations on the outcome of the “remodel” of redoing my flooring. SERIOUSLY unacceptable for any vendor to say that when THEY caused the issue the first AND second time. All over my downstairs floor there are poly dots that were created from the final topcoat of the wood floor. Although this is a problem they are seeing in their industry, (created by them) they only agreed to sand the topcoat. They requested that I take a flash light and put blue tape on every spot where those dots exist so someone from their company could scrape the dots and then re-poly. To be clear, the dots are ALL over the 1st floor of my house, it would take hours to truly identify where they all are. Quite frankly I should not have to do that when THEY caused this issue, I truly felt like no one was fighting for me on this and its truly a defect they are aware about. So, my wood floors have poly dots everywhere and they were not willing to just fix it. To recap, I didn’t get to move into my home until after I paid the first mortgage, I got to use my master shower for less than 30 days then it as gutted down to frame. Three bathrooms out of 5 had to be stripped down to frame due to [name removed]’s oversight of quality control; today all three showers are STILL not complete (and one more bathroom will be gutted Monday). My master bathroom has not been usable for more than 100 days also. Throughout this time I have had dust, dirt and construction debris all over the house. This warranty process is broken in so many ways; I have been told that most homes do not have THIS amount of work to complete post-closing, which does NOT make me feel any better. I keep being told I need to wait to get some stuff booked – you guys have taken half of my warranty year to literally finish my home which should have done prior to pushing us to close. I am the main person tracking all open items, warranty has NOT been owning this. At this point, I just want my home to be finished so I can live my life peacefully, but it’s been us and the contractors for almost 7 months. CAN SOMEONE PLEASE PLEASE HELP US?

Resolution of issues, particularly air conditioning and electricity related, could be quicker. After hours call in number is of little use.
