Upon move in, we noticed the blue tape marked areas were not handled. The doorbell doesn't work, the crack in the driveway was not repaired, and the seam within the counter was not caulked properly or leveled properly. The extra flooring was in left in my closet for me to move myself and all the paint touch ups were left in the laundry room rather than the garage or the storage area. I've noticed a few damaged screens under the roof area outside as well.

It takes a while to get things fixed under the 1 year warranty. We have been waiting since May to get our back porch concrete repaired.

We liked the design center and the options that were available. We disliked the the closing, inspection and repair experience with Ideal. The day of closing, the items identified on the Ideal pre-close walk through and inspection had not been completed. Blue tape was still on the walls. Items identified on our third party inspection that were written into closing documents have yet to be completed. Pulled the work/invoice request and the list of defect and deficiencies is absurd.

Complained about numerous and still not fixed . On top of the paint touch that were never completed .driveway , damaged vents, the poorly sealed seam in my counter top , the seams opening for some of the baseboards . The driveway crack never was repaired .

Dislike: there was zero communication with regard to our Ideal rep. She failed on multiple occasions to communicate with us as well as convey/relay our questions and concerns to the appropriate person(s) about the the design, construction, and closing of our home. Items identified during our orientation (blue tape) and subsequent independent home inspection were not completed at the time of closing. Inadequate craftsmanship throughout the home with paint, trim, carpet, tile, drywall, plumbing, framing, masonry and electrical. Each of the aforementioned trades have had to come make repairs to work previously completed.

Was told that everything will be cleaned all patchwork done after walk though. House was not cleaned and lots of items still being done as we speak. Ideal Homes hurriedly sold the house before it was complete. It is homeowner's headache now since we have already moved in and the contractors come to fix or add stuffs inside the house.

Things that should’ve been done before close were not done, including a good cleaning. I didn’t like having to deal with the contractors, setting appointments for them to come and having them in my home to correct things that should’ve been done before close. Luckily I was working from home or I would’ve missed even more work. Most of them had to be called back out to do the job correctly.

We specifically asked for the backyard to be sloped a certain way and it didn’t happen. Ideal Homes is supposed to do a one month walkthrough with us…we are still waiting on that. But we DO like our house.

The lot grading is horrible. It is bad enough that in the back yard, I am afraid that either my daughter or I will twist or roll/break an ankle. It is unsafe. I mentioned this to the sales agent even prior to the sod being laid. She wrote me off saying "they'll take a big heavy roller over it before and after the sod is laid and it will smooth out. That is nowhere near the case. The front yard has the same problem but not nearly as bad as the back yard. Also, drainage is a HUGE issue. I brought this up also prior to closing also. You could tell by the way the driveway was graded and poured and the way the front yard to the back yard was trenched. Now when it rains, I have water that pools up nearly to the garage door and towards the street almost half way up the next section. The water pools OVER the top of the grass and into the flower bed before running into a 'trench' that runs the entire west (front) side of my house and around the entire north side and 3/4 of the way to the fence in the back yard. Needless to say, when I water with the sprinkler or when it rains, I have a mud pit! To top it off, the neighbors house to my north has a downspout that faces my house and I am downhill from that house so the water from that downspout runs right down into my trench to add even more water to the mess. It doesn't help that I am downhill from both the house to my north and the house to my south but the drainage trench that was graded/dug just is not going to work. There should have been french drains and lawn drains install from the beginning. I'm not a home builder or a landscaping expert but even I could see that the way it was done was going to be a huge problem. The house itself is nice. I would, however, like them to come finish fixing the "blue tape" fixes that they were supposed to fix and haven't. Only 1 repair has be fixed and fully completed; several other have been started but not finished; one fix they did was not even requested/called for and they made a huge problem from their "repair" and THAT needs to be fixed; while several other fixes have not been touched and I've added to the list since moving in.

The home is BEAUTIFUL! We love it. We have had a terrible time however getting some follow-u services finished. We've been given a faulty dishwasher, and ultimately have been told that it has been wired wrong AND hooked up to our plumbing improperly. We've been in the home for over a month and have not been able to use the dishwasher at all.
