Our frameless shower is constantly leaking. The an Ideal Homes rep came to apply come cocking to help with the leak, however, it has not made much of a difference, and now the paint is peeling from a door frame where the water makes contact.

Much of the experience was smooth. I am still having punch-list items corrected, and that has been smooth with one very important exception. Before closing, I paid for a home inspection and a copy was sent to my builder, [name removed]. Until this past week, as far as I could tell, only one item on the list from the inspector was addressed and repaired. I reached out again to the inspector who made a return trip to see if the section of the roof described as “not water tight” was repaired. He reported that it was NOT. Finally, after additional prodding, roofers were here working on the two spots. I have been in the house for almost six weeks. Now, I have asked for an item by item accounting of what was addressed on the inspection report, what was not and why. Some might say a home inspection is not necessary with a new build, but that has not been my experience here.Make no mistake, I love my new home, but I do need it to be in tiptop shape.

Dislike: 1) the customer care rep turnover you’ve had. In the 5 months we’ve lived in this home, we’ve had 2 customer care reps, going on 3 now once you hire a new Stillwater rep. As a homeowner we’ve had to work harder for reps to understand what we’ve been dealing with. From [name removed], to [name removed], now having to repeat it all with [name removed]. 2) The response time & warranty time it’s taken to address our master shower leaking. It took 30 days to decide on demoing & another 2 weeks to re-diagnose it. We’re going on 2 months without an operational master shower. 3) customer care reps trying to offload what we know is a problem & it took us talking to the customer care technician to move it along for repair. The technician took it into his own hands to push it into a repair order. It was either disregarded because of customer care budget or it wasn’t caught on the QA walk through before it was turned over from construction to customer care. Like: 1) when the builder got involved in the repair - [name removed] seemed to have spear headed it & taken matters into his own hands, even after the home was out of his budget from construction 2) quality of home specifically & craftsmanship taken during build - were def set apart from the standard “cookie cutter” homes built. 3) every item we deemed as an issue has been repaired, replaced, fixed in a timely manner (aside from the shower - which is still an ongoing problem 2 months later) 3) how we have a local rep to address issues to that we can call, text, email ([name removed]) versus a 1-800 good luck number. Once we get a local rep back, it’ll be ideal.

My home is nice, internet is horrible to the point i may have to move because it’s affecting my job and my kids schooling. I am paying HOA dues but not sure what for and the HOA wont handle problems. I was told when looking to buy the house that i would be able to use the pool and walking trails of the upcoming neighborhood across the street but the internet ideal homes says i wont so i feel lied to and false advertising.

It has taken incredibly long for things to be addressed and there are so many more little issues popping up than our last Ideal Home which makes me worried about the overall quality. For instance, we were quoted “a few weeks” for our doors to be replaced that were damaged by the initial cleaners and it has been 3 months with no updates.

The estimated build time was longer than we were told which is understandable but was frustrating not truly knowing when it would be done to plan for movers and such.

Only issue I had was the custom up charge fee without the attention to detail that should come with that. Yes we got to pick our color and everything else, but I think ideal homes builds too many homes at once to pay enough attention to little details. Plus, the fencing used in teal ridge is about as cheap as you can find and my fence won’t last 12 months. Some slat were installed broken. I would recommend ideal homes for a cookie cutter home or first time homebuyer due to the ease of purchase and quality of home, but I would not recommend them for a custom built home. All in all, a good second experience, but not completely satisfied in the attention to detail. Maybe I’m just too picky for the $15,000 up charge for custom.
