[name removed] from [name removed] homes was not easy or enjoyable to work with when trying to qualify for the mortgage. He even went as far as saying it seems that something “shady” is going on here when referring to my tax returns. Eventually we worked with our own lenders instead and got qualified instantly. It’s a cheap shot that someone gives away the right to work with their own agent when signing the iPad in the sales office - no one mentions this. My fault for not reading the “fine print” but realistically you know no one reads this since they’re just positioning it as a sign in formality to report who walked in and out of the office. The quality of the homes are terrible. It’s clear to me now we paid top dollar for very poorly made homes which constantly require maintenance issues every single month. From cheap paint that gets marks on it even if you rub against it lightly, to poorly installed fittings, AC vents, cheap hinges, you name it. Feel scammed for paying $1M for this cheap level interior - [name removed] clearly have cut corners and made a ton of money doing so. The only saving grace is that you have [name removed] who runs a great maintenance and experience operation which means that problems get dealt with quickly. But that doesn’t take away the fact that there are constant problems. The sales agents were also unpalatable. Moody, not proactive, unambitious, unhelpful, slow, and all with attitude. [name removed] was decent to be fair, although we had the displeasure of working with [name removed] which was the worst “agent” experience I’ve had throughout my modest portfolio of properties. I’ve already written a review about her one month after moving in, so I won’t go too hard on her again. [name removed] is the best by far.

I like the personnel who helps us anytime we request a job repair. I have many dislikes about the house on how they built it. Especially the quality of paint they used, the master shower room is too small; don't like the shower door, master restroom has no exhaust fan, and the major dislike is my backyard sidewall; the foundation is visible.

The whole experience with the “agents” was painful and unpalatable. We’re investors who have multiple homes across California and internationally, and these were the least friendly, enthusiastic, resourceful and helpful agents we have ever had the displeasure of working with. We worked predominantly with [name removed] - from the beginning we were the ones chasing her for every little thing, and found it difficult to get through to her and get answers to pertinent questions in a timely manner. Had we known that we were signing our rights away to working with our own agent when signing in the sales office on the iPad - then we absolutely would have used our own agent. We came in asking for a Goldenpeak, to which we were told there was a long waiting list and there was only one on sale at the time for a quick move in - little did we know there were actually 4 available, and we also weren’t educated properly on all the different style varieties the houses come in - not simply just the plan number, but the actual aesthetic style too. Poorly handled by [name removed] again, who could have done a much better job at truly educating the customer on all the options available for a much better fit for our wants and needs. The last 2 days of escrow was an absolute nightmare with her and [name removed]’s boss (whose name we still don’t know as they manage to lurk in the shadows). [name removed] used a ton of fear mongering towards my wife and myself in the last 2 days of escrow, to portray how she felt about our lenders, and about how we wouldn’t be closing on our expected close date. At this stage, my wife and I got very anxious because we had been planning as best as possible for the closing date agreed with [name removed] and had vendors arranged for a next day move in - and when expressing this feeling of anxiety, [name removed] could care less - monotone, dismissive, and almost sarcastic. The amount of fear mongering phone calls with her in the last day of escrow got so bad I had to pushback and verbally make it a point that “we were trying to stay positive” of our closing that day to which she replied “I’m just being realistic”. We have worked with many agents before, but honestly no one as lackluster, disappointing and as much as an operational bottleneck as her. To make things worse, our lenders explained how they were very able to provide all docs necessary to close on our agreed closing date, but [name removed]’s boss was pushing back a lot - and refused to speak with us so we could understand her side of things - typical! Well - despite the toxicity of the day, we actually closed! That was the good part. Aside from [name removed], I’m personally not sure how this sales model works for the business or the clients: agents who all share commission, so neither of them have to insist on higher standards and go above and beyond - which clearly showed in our experience. They know the homes will sell themselves so they don’t really have to try. Honorable mentions: [name removed] was decent, nice guy and was helpful when we interacted with him. Absolute diamond: [name removed]. [name removed] is a pro, she has the best customer service, insists on higher standards, understands relationship building, and gives the feeling of genuine care for her customers. We love [name removed]’s work ethic, resolve and pro-active approach - can’t imagine hie she maintains that level given the amount of residents here but just goes to show - it CAN be done.

[name removed] is extraordinary! The knowledge that she inferred about the new home was thorough and filled with a lot of useful information. I couldn't attend the walkthrough due to work but she encouraged my wife to record while she went through the home and I learned a lot by watching the videos. She has also been very prompt in addressing urgent issues post move in like a leak under the sink post move in.
