Very disappointed with flooring company, tile in two bathrooms was laid wrong and still waiting for them to come back and attach the trim to the cabinets. The flooring in the whole house is bad, gaps everywhere, and they informed me that they wanted to come fill them. I told them I would not accept that, they then told me that it could be the cleaners and they bought the floors before I moved in. Never heard another word from them until [name removed] got the supervisor here to check it again, they now say that they are going to have to pull up parts of the floors to repair. What is bad is this is a brand new home and this was reported within the first week of me moving in and now it is six months. The showerhead in the master bath was loose they had to put a hole in the wall to fix it. I have been living with this for four months. They did come this week and it was the time mine can’t do it because the wall board man needs to do it. Both of them came and now it’s decided that they’re gonna have to take enough all the wall down to fix it, this is bad workmanship and should never have happened in the first place . [name removed] my Master rep has done well trying to get people to get things fixed but unfortunately it takes time but I think at six months that is quite a long time to get things fixed on a brand new home. [name removed] seems to throw up houses and not worry about what customers are experiencing in these homes when they move in, would be nice if there was a bit more inspection on the final parts of the house before closing.

The house turned out very nice. I wish I could have put a solar roof on it. The process from the time your notified that you got a property until you had to get the financing and everything in order was worse then buying a used car. Once past that initial experience it was very nice.

Yes, we have an issue with the extended island process, in our A selections we were offered the option of an extended island. We liked the idea if an extended island and we agreed to purchase this option and were charged $ 2,220.00. At this time. there was no mention of a seam in the drawings for the island. At this time, we were made to sign off that we could not make changes to our A selections. Two months later at our B selections the possibility of a seam appears on the drawings. We were charged $2,926.00 in our B selections for the extended island quartz countertop we chose. Our designer, [name removed] could not tell us for sure if there would be a seam in our island based on the quartz pattern we choose. She said let's see what happens! Well, we saw what happened. A seam in the center of our island with veining that did not flow or match. Had we known this pattern would nor work, we would have chosen a different quartz countertop. We contacted [name removed], the manufacturer of the quartz countertop to find out the measurements of the slab. We immediately knew our island was larger than the slab and there had to be a seam. [name removed] apparently does not know her product nor did she care to investigate on our behalf. We feel this was very deceptive practices and entrapment as we had made a deposit we could not revoke.

Structurally this a very well built home. The amenities are fantastic especially the pools, beach club and gym. The home is everything I hoped for. Unfortunately I have had a number of major issues which are being resolved over time with Mastercare.

I'm still having lots of little things that need fixing which should have been found before closing. [name removed] is way out of control for how they want the neighborhood to look while they are trying to sell the last condos. They want it to look like nobody lives here but we do! The new pool reservation system is completely going against what [name removed] believed and should only be used for special events. The HOA does not consistently enforce rules for what can be on houses. The new Sandbar is outstanding and the servers there are wonderful. The Bar & Chill servers are great but the bartenders are the RUDEST I have ever encountered - they only care about there regulars and ignore other people waiting.

There were a lot of construction errors that were due to contractors just not being careful. It has been a year now since we moved in and we are still in need of repairs. Some of the issues simply cannot be repaired and we will have to live with them.

My wife and I spent a couple of "stay-n-play" weekends and deiced to buy. We both filled out the placement application having no promise of success since there were supposedly thousands of people on the pray for a home-site list. My wife had put in for a [name removed] Collection home and I put in for an Island Collection home. We had to back out of any contract as my mother-in-law had taken ill and was and was expected to succumb within the next 3 days. Sadly she suffered and lingered for 3 years. Any way, after contacting the LMDB sales office to try to be reinstated onto the list. A few days later we got a call from sales agent [name removed] who said that a [name removed] Collection home-site had become available and we need to act now. Mind you that my wife and I live just a couple miles from the [name removed] keys so doing a drop everything I'm doing day jaunt to [name removed] was not feasible. Mr [name removed] sent us the contract via email PDF/Docusign to get the ball rolling. We were told we had 24 hours to make our "A" selection and return it back to him a.s.a.p. We did so and were told we were accepted as new home buyers. We selected a Cabana Bay model. YIPPEEEE!!!! A couple of weeks went by and we received an e-mail from the sales office stating that an Island Collection home-site was available. I said great ... kill the contract for the [name removed] Collection and I'll sign the Island Collection contract a.s.a.p. We were told "NO" that we had initiated the [name removed] Collection contract and "it cannot be changed". Funny how rules can be broken where some buyers were allowed multiple lot/home purchases and some only allowed what is given to them. Seems we weren't part of the in crowd but lore-so, someone who is being led to slaughter. Sounds like I'm getting lubed up for what is to come next. While discussing the A's selection (again via telephone) it was suggested by Bion that we purchase the door from the master bedroom to the lanai for a myriad of reasons of which 99% sounded like valid reasoning. We came up in October 2023 and had to stay in a Comfort Suites Hotel since we were told that LMDB no longer offered the stay-n-play weekends. We wanted to visit the Cabana Bay model home and get a feel for the layout and style. To our dismay, we found that LMDB DOES NOT HAVE A CABANA BAY MODEL HOME to visit and walk through ... so every thing is pure guesswork. I met a couple who graciously allowed invited me into the under construction Cabana Bay home so I can do what I needed to do inclusive of important measurements. What I found is that the door that I was led to purchase had some major flaws to it. One was my bedroom has an east facing master bedroom and lanai. *** An 8 foot door would drown us in daylight from sun up to early afternoon. Secondly after the install, only 28 inches of usable wall space on the lanai would be had. Keep in mind that the door cost me $4,400. back to the home-site .... Progress had started and my foundation had been formed although the concrete/slab had not yet been poured. I told my builder that I didn't want the lanai door installed for the reasons previously mentioned. He said that the contract stated that changes weren't allowed but he would speak to his "Boss" and get back to me. December 7th came and I received an e-mail from by builder [name removed] stating that the door wouldn't be installed and that Minto was not going to refund anything so I would lose my $4,400.00 dollars. So here I am, stuck with an 8 foot hurricane rated door that could have easily been installed in any of the other multiple hundred homes still awaiting construction. As far as the construction goes, the home is a solid built home on the exterior putting. The interior is an entirely different story. You truly can't tell how poorly a home is put together until you take it apart. Mistakes were made both huge and minuscule. The largest mistakes came where the wrong tile was installed in the second bathroom shower and misplacement of the shower ledge in the master bathroom shower enclosure. So now I have two shower ledges instead of one (Minto can change the plans but the person spending a half a million dollars on a forever after home cannot). The erroneous placement of the rear shower ledge takes away my ability to put in a teak shower bench. The floor to wall cabinet in the master bath also has significant issues requiring repair or replacement was brought to the attention of my builder way in advance of closing. Nothing in the master bathroom has been remedied. In the second bathroom, the tilers had to demolish the shower to reinstall the correct "Lisbon Wave" subway tile. Apparently the installers were upset so they rinsed their grout and thin set tools and trowels in the toilet and removed the drain cover from the shower floor only to stuff the tile spacers down the drain causing a clog of humongous proportions. [name removed] plumbing had to come out to clear the clogs. So many problems to list. In October, my salesman [name removed] took a job at the Watersound project. I was supposed to be assigned a new sales agent. It wasn't until December when I came up to meet with [name removed] our builder and to meet my new sales person/liaison [name removed]. [name removed] and I had a set time to meet but she thought it inconvenient to her schedule and ghosted us (not showed). We then were scheduled to select our "B's" with [name removed]. I suggested to [name removed] that she meet with us since she ghosted us the first meeting. Leopards cannot change their spots and she ghosted us a second time. Back to the B selection. We were told to expect to spend up to three hours during this selection process. About an hour into it [name removed] started to pressure us into making decision because she wanted to go to lunch. Our builder sporadically sent us two or three photos of work that had been performed to date. I was never sure when the builder would be in or off that day or on a vacation ... was always like rolling the dice to get in touch with him. *** I'm not blaming [name removed] for anything as we all know that the builders are nothing more than being placating minto yes-men. Prior to closing I did my own walk through and found a plethora of issues .. some cosmetic and others mechanical. I have built or renovated enough homes to know what is what. Jumping ahead to July 12th 2024 ... the day of our pre-closing walk through the items, that were presented to the builder were met with promises of remedy. to this day only 50% have been remedied. we closed on July 19th 2024. We met at the sales office as suggested and met with the clear choice title rep. She was cordial, professional and friendly. She made the process go smoothly, and gave us some personal gifts from her. As far as LMDB or Minto ... there wasn't any pomp or circumstance to allude to the celebration of a monumental occasion. we didn't even the [name removed] drink mixer which was promised by Bion. There was no photo shoot, no whoop whoop ... only a couple of employees with New Years eve rattle noise makers saying congrats ... that took all of about 20 seconds. What was I expecting? I don't know maybe a little more fanfare since I just gave you over 1/2 a million dollars to build my home ... Promises were made and undelivered. Emptiness fills the void where jubilance should reign. This is why I was magnanimous in my ranking

I truly appreciate [name removed]'s responsiveness to our issues and that his vendors are also responsive after his visit. So far the only dislike I have is about my floors after the flooring vendor came out after the initial inspection. They left grout haze in areas that were re-grouted and their chip repairs eventually failed. However, they are coming out again to address additional grout areas and chips that we've discovered subsequent to the first inspection. We are part time, and only recently have spent an extended amount of time here. As such we were more attentive about items that may need to be addressed by [name removed].

Warranty service was not completed in a timely manner. My Mastercare rep chose to complete repairs on his own and then I had to request service by a contractor to complete them properly which meant I was further inconvenienced to get things right. In addition the home is less than 6 month old and cracks are forming on the garage floor. My Mastercare rep says that is normal. I disagree. A concrete slab properly poured and reinforced to hold the weight of a vehicle should not crack.

I met a couple who graciously allowed invited me into the under construction Cabana Bay home so I can do what I needed to do inclusive of important measurements. What I found is that the door that I was led to purchase had some major flaws to it. One was my bedroom has an east facing master bedroom and lanai. *** An 8 foot door would drown us in daylight from sun up to early afternoon. Secondly after the install, only 28 inches of usable wall space on the lanai would be had. Keep in mind that the door cost me $4,400. back to the home-site .... Progress had started and my foundation had been formed although the concrete/slab had not yet been poured. I told my builder that I didn't want the lanai door installed for the reasons previously mentioned. He said that the contract stated that changes weren't allowed but he would speak to his "Boss" and get back to me. December 7th came and I received an e-mail from by builder [name removed] stating that the door wouldn't be installed and that Minto was not going to refund anything so I would lose my $4,400.00 dollars. So here I am, stuck with an 8 foot hurricane rated door that could have easily been installed in any of the other multiple hundred homes still awaiting construction. As far as the construction goes, the home is a solid built home on the exterior putting. The interior is an entirely different story. You truly can't tell how poorly a home is put together until you take it apart. Mistakes were made both huge and minuscule. The largest mistakes came where the wrong tile was installed in the second bathroom shower and misplacement of the shower ledge in the master bathroom shower enclosure. So now I have two shower ledges instead of one (Minto can change the plans but the person spending a half a million dollars on a forever after home cannot). The erroneous placement of the rear shower ledge takes away my ability to put in a teak shower bench. The floor to wall cabinet in the master bath also has significant issues requiring repair or replacement was brought to the attention of my builder way in advance of closing. Nothing in the master bathroom has been remedied. In the second bathroom, the tilers had to demolish the shower to reinstall the correct "Lisbon Wave" subway tile. Apparently the installers were upset so they rinsed their grout and thin set tools and trowels in the toilet and removed the drain cover from the shower floor only to stuff the tile spacers down the drain causing a clog of humongous proportions. [name removed] plumbing had to come out to clear the clogs. So many problems to list. In October, my salesman [name removed] took a job at the Watersound project. I was supposed to be assigned a new sales agent. It wasn't until December when I came up to meet with [name removed] our builder and to meet my new sales person/liaison [name removed]. [name removed] and I had a set time to meet but she thought it inconvenient to her schedule and ghosted us (not showed). We then were scheduled to select our "B's" with [name removed]. I suggested to [name removed] that she meet with us since she ghosted us the first meeting. Leopards cannot change their spots and she ghosted us a second time. Back to the B selection. We were told to expect to spend up to three hours during this selection process. About an hour into it [name removed] started to pressure us into making decision because she wanted to go to lunch. Our builder sporadically sent us two or three photos of work that had been performed to date. I was never sure when the builder would be in or off that day or on a vacation ... was always like rolling the dice to get in touch with him. *** I'm not blaming [name removed] for anything as we all know that the builders are nothing more than being placating minto yes-men. Prior to closing I did my own walk through and found a plethora of issues .. some cosmetic and others mechanical. I have built or renovated enough homes to know what is what. Jumping ahead to July 12th 2024 ... the day of our pre-closing walk through the items, that were presented to the builder were met with promises of remedy. to this day only 50% have been remedied. we closed on July 19th 2024. We met at the sales office as suggested and met with the clear choice title rep. She was cordial, professional and friendly. She made the process go smoothly, and gave us some personal gifts from her. As far as LMDB or Minto ... there wasn't any pomp or circumstance to allude to the celebration of a monumental occasion. we didn't even the [name removed] drink mixer which was promised by Bion. There was no photo shoot, no whoop whoop ... only a couple of employees with New Years eve rattle noise makers saying congrats ... that took all of about 20 seconds. What was I expecting? I don't know maybe a little more fanfare since I just gave you over 1/2 a million dollars to build my home ... Promises were made and undelivered. Emptiness fills the void where jubilance should reign. This is why I was magnanimous in my ranking

Very disappointed with flooring company, tile in two bathrooms was laid wrong and still waiting for them to come back and attach the trim to the cabinets. The flooring in the whole house is bad, gaps everywhere, and they informed me that they wanted to come fill them. I told them I would not accept that, they then told me that it could be the cleaners and they bought the floors before I moved in. Never heard another word from them until [name removed] got the supervisor here to check it again, they now say that they are going to have to pull up parts of the floors to repair. What is bad is this is a brand new home and this was reported within the first week of me moving in and now it is six months. The showerhead in the master bath was loose they had to put a hole in the wall to fix it. I have been living with this for four months. They did come this week and it was the time mine can’t do it because the wall board man needs to do it. Both of them came and now it’s decided that they’re gonna have to take enough all the wall down to fix it, this is bad workmanship and should never have happened in the first place . [name removed] my Master rep has done well trying to get people to get things fixed but unfortunately it takes time but I think at six months that is quite a long time to get things fixed on a brand new home. [name removed] seems to throw up houses and not worry about what customers are experiencing in these homes when they move in, would be nice if there was a bit more inspection on the final parts of the house before closing.

I truly appreciate [name removed]'s responsiveness to our issues and that his vendors are also responsive after his visit. So far the only dislike I have is about my floors after the flooring vendor came out after the initial inspection. They left grout haze in areas that were re-grouted and their chip repairs eventually failed. However, they are coming out again to address additional grout areas and chips that we've discovered subsequent to the first inspection. We are part time, and only recently have spent an extended amount of time here. As such we were more attentive about items that may need to be addressed by [name removed].

Warranty service was not completed in a timely manner. My Mastercare rep chose to complete repairs on his own and then I had to request service by a contractor to complete them properly which meant I was further inconvenienced to get things right. In addition the home is less than 6 month old and cracks are forming on the garage floor. My Mastercare rep says that is normal. I disagree. A concrete slab properly poured and reinforced to hold the weight of a vehicle should not crack.

The house turned out very nice. I wish I could have put a solar roof on it. The process from the time your notified that you got a property until you had to get the financing and everything in order was worse then buying a used car. Once past that initial experience it was very nice.

I'm still having lots of little things that need fixing which should have been found before closing. [name removed] is way out of control for how they want the neighborhood to look while they are trying to sell the last condos. They want it to look like nobody lives here but we do! The new pool reservation system is completely going against what [name removed] believed and should only be used for special events. The HOA does not consistently enforce rules for what can be on houses. The new Sandbar is outstanding and the servers there are wonderful. The Bar & Chill servers are great but the bartenders are the RUDEST I have ever encountered - they only care about there regulars and ignore other people waiting.

There were a lot of construction errors that were due to contractors just not being careful. It has been a year now since we moved in and we are still in need of repairs. Some of the issues simply cannot be repaired and we will have to live with them.
