Construction team did not do the job correctly. Roof needs a paint, the thermostats were not connected, door and water exit is in front of main door. Dryer plug had to be replaced was continuously tripping. Need a lot of follow up with the warranty manager. Tickets are open for more than 3 weeks, SLA is not maintained. [name removed] interior person was below par. Backyard was not made correctly. Sales person has been not reachable and very rigid at times not answerable at all. Overall we would request a attention to our home.

The sales manager ([name removed]) is a very nice person and friendly, who had helped and gave an immense support from contract through move-in. [name removed], the construction manager, is a very good person who had communicated very proactively in all the phases of the house construction, and advised many things from all the perspectives and supported a lot to keep everything in place during and after inspection activity.

1. The Sales person tricked me with incomplete information while selling the home. 2. The Sales person was so rude that for any thing which is not meeting the the standards ,I went and tried to discuss and she threatened me by saying if I did not liked the quality I should just cancel the home. So instead of making corrections and addressing the issues she always asked me to cancel the home. 3. There was a design change mentioned but when I asked the details of changed design , many details were hidden and when I got the home then only I came to know that many design and dimensions were reduced. 4. During the inspection many things found out which is not addressed till today and now the warranty team is denying to fix the issues 5. After closing many issues identified ,but not getting fixed , not even urgent issues are not fixed.

Design phase was extremely unpleasant. They call themselves a designer but weren't able to offer much choices that help stay within budget. She wouldn't even recommend anything for the choices we did like

Likes - 1. The contract process was smooth. Information were given on the overall process to follow. 2. The interior design meetings, home security meeting etc. happened on time. 3. The home build is of good quality. Dislikes - 1. During interior design meetings, not enough time was given to select all the things and didn't like the fact that we were not allowed to add additional stuff (before signing) after our meeting! Would highly recommend to make it more customer friendly! 2. Delay in the construction thorughout. Closing date was pushed twice! 3. Major infrastructure errors during pre-drywall which we have to point out! (Though they were fixed after being pointed out). 4. Not happy that the kitchen shelf was modified from the diagram without any intimation earlier! When we pointed it out then only some weird explanation was given! 5. Even later on many things were missed out like adding additional shelves etc. which we have to point out. 6. Even after move-in, few items were pending which got delayed a lot in being addressed!

**Likes** Contract and paperwork My experience was amazing over the last year. [name removed] was very helpful and informative along the entire way! She made time for all my appointments and then some. Sometime I also popped in without an appointment, but I was always greeted with a smile. She did the simple things extremely well like timely email replies, text replies, answering all my questions. The document shared were in order. She also: 1. Helped me when the choices became overwhelming. With pros, cons and price differences. Often our meeting went beyond allotted time, which she graciously adjusted for me. 2. Shared addresses of houses that I went to see during my brick selection process. She understood when I mentioned that looking at pictures was not helping me make a decision 3. Walked my home many times to help point out corrections 4. Gave me great home improvement ideas 5. Helped me in the mortgage process and explained how to shop for good rates. 6. Intimated me with every upcoming step in the process early on. It helped me prepare, especially near closing time. Building Process 1. Very well designed plan! - Improved in later versions. The Danbury plan was updated to make the front porch larger which looks so much better! It happened right when my home building started and I was so glad to hear that I will be getting the new plan! Other little improvements that are awesome : (compared to the model home) a. Larger under staircase storage b. extended game room railing (instead of about 1 foot wall in either side) c. Larger closet in second floor left bedroom. d. Embedding the wifi modem, home security location inside the wall in utility room. Making the broom closet more usable 2. Overbuilt with trusses and not with I-joists - huge deal for me! I like the extra load bearing capacity, easier to upgrade mechanicals and electricals. The trusses underneath the utilities are even double chorded! I am glad the [name removed] did not choose the cheaper option. I am seeing almost all new constructions (same plan and elevation) using I-joists. I am fortunate that I am not one of them. Also, the stud packs are extra thick. Studs are more dense. and beams are overbuilt. It's thicker than most of other houses. 3. Good quality material used and workmanship is generally of good quality. There were not too many mistakes made while building the home. Whatever was done was repaired well. 4. Option to put the AC units in the opposite side of patio, utilizing the larger lot size. 5. Master Closet did not have a shoe rack, which was put in after a request. 6. Floor tiles needed staggered setting which was done even though I did not opt for it. Appreciate the effort to do the right thing here. 7. Almost all issues reported are fixed properly. Few still remain. I am working with [name removed] to have them corrected. 8. A custom upgrade was added. Operable windows in the study. **Dislikes** Contract and paperwork None! The entire experience was great, right from contract signing till closing. Options selection. 1. Time allotted at the design center is very inadequate. I had rush through a lot of things, in the meeting. It should be at least 2 hours longer, or spread over 2 meetings. However I did get the support when I wanted to change few of my selections. I requested some quotes and finalized my choices over email. Thank you. 2. Need choice of home security setup. I wanted to go with ADT and not [name removed] and now I am stuck with a 3 yr contract. Building process 1. Not enough transparency - I wanted to know every detail about how the building process was going on. I mostly got email updates of what was done or planned to be done. I kept track of all inspection failures from the Frisco city etrackit website, also I saw them eventually get resolved. None of the issues were shared to me from the builder which I expected. 2. Couple of obvious issues with the home, I was tried to be convinced that this is correct, but they weren't. a. One of the 2-way switches are wired backwards. i.e. when both switches are pointing the same direction (both up or both down) the power is on, off when they are pointing different ways. I pointed out the difference with other correctly wired 2-way switches but I was still told this is correct. Not a huge problem, I can fix it myself. b. During framing of the island the wings were built backwards. These were removed when the cabinets were placed but the wings were not built in the right direction. Instead the counter top is now supported with steel slats. Again, I was told that this is as per design (It was not, I had a picture of the design myself, also other homes of same plan/elevation had the wings). The error was not admitted. I did not escalate this, as I have plans to improve the island anyway and not having the wings makes the job easier. But now the countertop just extends over 18" without any support below, which looks very strange. 3. Overpriced upgrades! - I am sure this is not a surprise. Comparing the upgrade cost difference and the actual cost of the item like electrical and plumbing fittings are unbelievable. 4. I wish that all the detailed building plans were shared. **Final verdict** Please excuse me if some of the issues reported seem nit-picky. As a 1st time home buyer I was nervous the whole time. I must say that overall it was a wonderful experience. I learnt so must over the last year, throughout the entire process. It is so much more work that buying a pre-owned home. But, I enjoyed every single bit of it, huge thanks to the support provided by [name removed] and [name removed]. I also bothered [name removed] a couple times, when my keys were not working properly :) Buying a home for the first time is an emotional experience. It's drains all your energy but also gives you immense happiness. The closing day and the moment you receive your home keys is a feeling I cannot explain in words. I visited the home almost every week since ground break till closure and I tried to capture the entire construction process in 2500+ photographs that I will use to make one huge album. Everyone involved in building my home has my eternal gratitude. I wish I could thank everyone individually. Every engineer, framer, plumber, electrician, painter, roofer and everyone in-between. I had the fortune to meet some of them during my visits, but I did not have the pleasure to meet most. Please extend my sincere gratitude and heartfelt thanks to everyone of them. Thank you!!!

Most of the processes from contract to move in were smooth, dates committed were adhered to. Both [name removed] and [name removed] were great assets and helped us through the journey. Special mention for [name removed] on getting the house ready for close on the earliest possible date. [name removed] only few things which could be improved are as below: 1. Our initial contract post our signing was voided because of a cost factor and it was requested to increase our written commitment to add design improvements, even though we gave verbal commitment for the same. 2 Some design improvement options were not mentioned to us and it was only after a long time we came to know that there were those options which were available. 3. It took a long time to start the build after the final team meeting.

Aside from sales, [name removed], no one else seems to care or be concerned in any way about customer experience. [name removed] feeling of take it or leave it is very persuasive and the builder in our community is just about the worst, most aggressive professional we've ever experienced. As homebuyers who have built before - we expected a lot from the shaddock building experience but at the least we expected professionalism and follow through. But communication is scattered, disorganized and no one seems to know what is happening at any given time. Even in the design process, no one seemed aware of what is possible and at what price and when the choices came to the builder he continually made mistakes and had to do rework, repainting and corrections to update errors he made in execution. Warranty is incredibly confusing. Company would benefit from some clear handouts and outlines of the warranty - everything being verbal morning of closing is just incredibly inefficient and unhelpful.

We had a very disappointing experience before signing this agreement. Shaddock Sales Manager [name removed] initially agreed to provide the incentives and confirmed the final amount. However, the very next day, she informed us that she could not sell the house for the specified amount. A week later, we contacted [name removed] again and agreed to pay the updated market price. She provided us with the available lot numbers, and we accepted and prepared to sign for Lot #5. After two days of waiting for the contract, [name removed] informed us that Lot #5 was no longer available and that she would not be sending the contract. We were then forced to switch to Lot #7. I am sorry to say that my experience with [name removed] has been extremely frustrating. I never expected such unprofessional behavior from Shaddock, and I cannot recommend them to anyone.
