The process of buying this home was not seamless. I’m in a HOA community never received anything to welcome me to the community. Since I’ve been here information provided by email not clear at all. I am being delayed for outside home project because I don’t have an account set up with [name removed]. I can’t open an account due to proof of ownership needs to be verified. Some type of email or letter should have been sent out explaining steps to set up an account and steps to get approval for outside projects. During the closing someone from HOA office should have been notified. Warranty issues I am getting the run around because there’s different vendors for warranty issues. I am not spending small dollars for this home and I made to feel like nothing Legend homes has money and don’t care about me at all. This is my first time in a HOA community and as a consumer you all don’t care. You have been paid nothing else matters.

I would say the materials that was use was cheap. I could tell by the angle stops on every fixture. But i am happy with the house.

This made the initial process much less stressful. 2. **Lender Knowledge**: Their lender was well-versed in TSACH for teacher down payment assistance, which was incredibly beneficial. 3. **Sales Managers**: The sales managers, [name removed] and [name removed], were particularly helpful and professional throughout the process. #### What I Disliked: 1. **Lack of Transparency**: - **Homeowners and Rental Division**: It was disclosed only a week before closing that the community would be half homeowners and half rental properties. This significant detail should have been communicated much earlier. - **Merger and HOA Influence**: It was not transparent that Legend and [name removed] had merged, and a board member from the company sits on the HOA. This has led to an undemocratic HOA process, as [name removed], owning the majority of rental properties, controls the majority of HOA votes. This structure feels corrupt and could lead to issues down the road. 2. **HOA and Rental Violations**: - **Ignored Complaints**: The rental violations officer does not seem to respect the reports from homeowners. Despite numerous complaints about a problematic rental on [name removed] from more than four surrounding houses, the issues were heavily dismissed. These included serious concerns like frequent police visits, child abuse, drunk driving, racial slurs, illegal towing attempts, and property trespassing. This lack of action led to extensive property damage that could have been avoided with earlier intervention. - **Trust in Homeowners**: There should be more trust in the complaints sent by homeowners, as we care deeply about the neighborhood's well-being. 3. **Warranty Work**: - **Poor Follow-up**: Warranty work is often not followed up on. We have numerous outstanding issues, including one from closing day a year ago, that have not been rectified. - **Communication**: There is a lack of transparency, and I often have to initiate conversations to get updates. I must document all communication to protect myself legally. - **Quality of Repairs**: Sometimes, the fixes for warranty issues do not seem up to code, and I am still awaiting a letter from the engineer of record to verify compliance. 4. **Drainage and Property Grading**: - **Drainage Issues**: While the overall grading of the home is good, there are significant drainage issues on all properties. The proximity of the houses prevents proper drainage without underground gutter extensions. - **Non-compliance with Code**: It is a code requirement to ensure water drains away from the property, but this is not happening. There were no gutters installed, and the grading does not manage water drainage properly, leading to potential long-term damage. Overall, while the home itself is in decent condition aside from the warranty issues, the lack of transparency, poor HOA structure, and significant drainage problems have been major points of concern.

The overall experience was hazy in the fact I wasnt very much contacted by legend homes about any of the processes that go into the buying experience through and from legend homes. Some things were identified in the coding and inspection process and I feel it would have been just a extra touch of customer appreciation and concern in value to fix and not excuse the thought of what a third party inspector found. My main concern is that I will constantly rely on legend homes to facilitate my issues the next 12 months but I don't necessarily know if the process will be as hazy as the buying was but overall I want to improve things and make the experience and neighborhood better for all and not just become a negative complainer or a nuisance, but a influence that helps break communicational pitfalls or lackadaisical issues or staffing shortage.

Almost immediately we had issues with finishes and quality of the home. Many of the things that needed fixing were because the initial installation wasn't done correctly. We've had to utilize our warranty a few times. Also, we have the tallest stairs in the community in the front of our home and weren't given rails. When we inquired we were given some terrible excuse about how it wasnt required at the time they built our home. Our safety was never a concern. It was a complete lack of effort and concern on their end. We weren't even assisted with the process to recieve rails. The sewers by our house have guards on them protecting trash from going into the sewer, which is great, but they are never cleaned, therefore when it rains it ends up flooded in front of our house. I'm also wondering when/if they will clear the trees and bushes near the lake so that it becomes more of an attractive space. I can always hear walking happening upstairs, which speaks to the construction of the house. Also, in our master bathroom whenever the water runs there is a constant knocking that happens. The finishes on the house seem rushed, despite our home being delayed twice before our official closing. I like the position of the neighborhood and the colors of all the owned homes, although before purchasing I thought homeowners would have a choice in the color of the home and never recieved that option.

The communication between builder, agent and customer was strained early while the home was initially being built. There were long periods of times that I could not get an update about the status of the home good or bad. Often times when a setback occured, the builder would not respond for questioning and the agent would deflect back to the builder. Also, errors and or mistakes were not proactively address leaving me to request meetings at the home to address my growing concerns and potential solutions.

It’s been over a year and I still have REPAIR REQUEST TICKETS that are still open. Some of theses were sign during the initial walkthrough. Honestly I feel like I was ripped off by Legend Home and nobody really cares. All that matters to this builder is your money not the quality of their home. This is RIDICULOUS.

It was nice to see all the different models of home in this community. The builder did address a majority of the issues I had when doing the walkthroughs, though not all of them were fixed. There was about a week of little to no communication during the signing of the purchase agreement, which was concerning.

I didn't like having to deal with so many different people in the loan process. [name removed] in the sales office was wonderful to work with. The floorplan doesn't allow for much privacy for the homeowner, example the placement of windows in the homes, the main bathroom is basically in the family room. The laundry room and the sod sucks

I really liked how our seller [name removed] was always available to answer any questions we had. He helped us through the process and offered for me to see the house whenever I wanted. I disliked how there were a few items not done properly with the house. Majority of the issues were plumbing related. Also, some of the cosmetic details were done sloppily
