The house has had several issues from plumbing to terrible patch job fixes under the warranty.

The entire home buying process was quick and easy. I met with the seller thru my agent. Did a walk thru. Went over some details of the house buying process and immediately knew this was the house I wanted to purchase. From that point forward everything was very efficient. Did not run into any pitfalls. After moving into the house and living in it for a month now. Some things I wish I had paid attention to initially was closet space and storage space. There are not any extra closets in the living room or hallway. And no where to store large items like a lawn mower. This is why I see a majority of my neighbors using their garage for storage space and not for their vehicle. So now I have to buy outside storage space for my things.

Some of the things discussed in the final walk through were not documented, therefore can not be fixed under warranty. The house is cheap too

1. The laminate floor isn’t glued well . 2. The floor has bumps not even. 3. Garage door has bulge. 4. The attic isn’t finished and is a mess. 5. The front and back door should have fly screens , house are full of flys. 6.kitchen cabinet doors have gaps and doors don’t close as hose settles. 7. Very cheap pipe fittings may not last 2yrs I have been there 1 year. 8. Inspection done after 1 year sent to builder still not even taken any notice of it . 9.all homes on Green Rock Drive have issues from foundation to structural.

EXTREMELY POOR WORKMANSHIP!! Substandard construction. The actual workers on the house were so inexperienced in what they were doing that it looked as though someone went and picked up a bunch of illegals for a cheap job. 2nd floor decking was installed in late May of 2021. Roof was NOT installed until September. 4 months later!!! The decking was obviously warped and sagging. I had to argue with the inexperienced project manager and hire an outside structural engineer to certify that the subfloor was terribly faulty. The builder "bandaged' the issue to shut me up. A year later I have soft spots in my second floor. Flooring was installed incorrectly. It is now buckling. Siding is broken in the front over the garage. A nest of birds took up residence behind the weak peace of siding. That's how I found it was broken. Water heater and AC unit were NOT originally installed properly. Again it took a dispute to get them to correct the issue. There is more. The sod in the yard was never done properly. No fertile sod was ever brought in for any type of grass to grow into. And more. I could go on. Mine was a cash deal I paid for in April of 2021. House wasn't complete until December. We saw other houses be built and moved into while mine stayed ignored. Then!!! On December 30 [name removed] [name removed] threatened me to close on the house otherwise they would cancel the contract. You customarily close when the house was complete. The house was nowhere complete at that point with all the issues we kept finding in the house. The construction staff lied to me repeatedly stalling on any issues we found. There is absolutely no way I would recommend ANY of your homes to anyone. They are absolutely worthless for the price I have been charged. You should be sued.

I disliked that I had to wait 7 months for the house to Be complete. I like that any discrepancies on the house were able to be complete quick during and after closing!

There are several areas that need to be fixed, the contractor was able to fix the large hand space in the facia awaiting painters. There is a hand sized space in the first step of the stairs, plaster missing in the landing of the stairs, a gap in the flooring in the upstairs hallway, and a dip in the fourth bedroom entry. We have been working with the CM to address these issues.

I have had numerous warranty issues since day one of moving in….many of which still remain unresolved over a year later.

When we moved in we had to clean up a lot of construction dust/material. Nothing has been fixed from our final walkthrough as well.

Purchasing the home was great, and the process was excellent. My only issues were with repairs. I put in several tickets and I kept getting bounced around with different people. Took several months to take care of the repairs. I would request days off from work to be home during the time given that the repair company would be by and they would never show up. The construction manager would have a hard time finding someone to come out. For the last repair done to my home the supervisor, Tim had to come out and do the framing work since no one would come out and do the repair. Just overall not a good experience with repairs. Bella Vista reps are great and the customer service is good. The only poor experience was with repairs.

The Builder was good except the garage should have the door closer included along with all open holes in the structure sealed to prevent rats and snakes coming in . Even now it isn’t late to finish . If the sof XXXXX er and drinking water was recommended why wasn’t these two not done I am will to pay.

Lack of communication with final walkthroughs and my ac was never connected to outside unit after 3 days I finally got ac Company to come out when they came out they said they already knew that the AC wasn’t connected on the outside of the construction team never contacted them to come back to finish Connect in the central unit. Also ac filter was filthy .

This was the most HORRIBLE experience ever. There were no perks for a cash deal. The actual construction is horribly inept. We still have incomplete issues. There was absolutely NO protocol in any of the building and buying process. Why is my new subdivision disallowed options?? Plus I was threatened to close on an incomplete home. There still remain issues and your INEPT staff refuses to make good on them. Bella Vista is a HORRIBLE company

How’s was never complete contractors never finished paint jobs finally got tired of asking them back I have had non stop plumbing issues. I’ve had the plumber come to my house on 3 occasions still hasn’t been solved … my fake time which is just a laminated sticker comes up when I move furniture or washer dryer the thermostat never reads what my actual temp is my cabinets were assembled wrong my yard is super small also my counter tops are creating a gap on the back wall End I can’t wait to sell this house I haven’t even paid my first months rent I’m extremely dissatisfied!!! I have photos and videos

No communication from construction Manger. Didn't receive updates afters the framing was complete. No communication from the selling agent. Had few problems after move in, drained wouldn't work. I reached out to the construction Manger and he never responded to my text after I made it know that I was pissed.
