The construction of our home took an extended period, leading to a rushed completion with several unfinished items at the closing. The craftsmanship, particularly in the paint job, dry wall, kitchen cabinets, window installation, unaligned closet doors and other details, appeared hurried and fell short of expectations. Fortunately, [name removed]'s exceptional assistance has been invaluable in rectifying these issues. We are still in the middle of correcting several issues. He deserves recognition and appreciation, and I strongly recommend considering a raise for his dedicated efforts.

The home was an inventory home so we only went through the orientation and final walkthrough process which was handled very quickly and professionally but we were very happy and pleased also with the loan and closing process with how easy and efficient it was.

The length of time it took from signing the Purchase Agreement (15 January, 2021) to closing on 4 January, 2023. Having multiple Construction Manager. The 2nd Construction Manager did not look at the Bella Vista Model I selected (The Bristol) with Covered Patio, Master Bath Option #3 and Option List. Had he not given me the opportunity to look at the foundation prior to framing starting I would have had the The Bristol floor plan only. The Cibolo Construction Inspector was doing Inspections based on that Floor Plan. During my walking the foundation and discovering issue, framing was stopped. My initial Construction Manager was moved back to Bella Vista Office at Venado Crossing. As Office Manager only. Had NO authority over the Construction Manager. That Construction Manager was Terminated and Zac Beaumier was moved to Venado Crossing to finish my home. I then started communicating with Brittany Jennifer Fallon who provided a lot of help! Jesus Longoria became aware of my frustration with construction issue. He made an appointment with me to view my issue. He created a list of 24 issues with photos and comments. A few of those issues that my Construction Manager considered major, Jess repaired during the walkthrough. After completing the walkthrough he went to see Zac who was not aware Jess was doing the walkthrough. Most, not all of the issues were corrected. Joe Pineda got involved and wanted to know the status of those not corrected. The Construction Manager fixed some, but Joe said others should have been done prior to closing, me occupying the home and will not be done. For example: All windows cleaned inside and out. There were 2 big issues I had after closing and occupying the home. #1. As a 14 year Golf Course Manager of Military Golf Course the grass type used, the way the sod was laid is unacceptable, unattractive compared to other home builder in Venado Crossing. #2. Not one of the large five (5) window measurements are the same. Different widths and length that have caused major problems with adding blinds. Just hoping that Beezer Home and Highland Homes building homes in Phase 2 and 3 will increase the value of my home and I can sell September/October 2024!

It takes a bit to get repairs completed due to ordering replacement materials and lack of knowledge by the trades that come out to complete repairs. It would help tremendously if they knew English or there was an interpreter on site.

The entire experience was the worst! Every person I’ve encountered lacked professionalism and they all failed to communicate with each other and the turnover was absolutely ridiculous and so frustrating to have to work with multiple people who all said something different!

I felt cheated and taken advantage of from the very start at signing day. At the time of signing I was notified that Legend homes wrote up the contract in a way that forces me to pay for taxes owed for the entire year, including the 9 months prior to me purchasing the home. This was done when the reps from legend homes k ew that I had just retired from the Army, moved from Korea and had no other place to stay. Next, everything in the house keeps breaking and falling apart. Horrible company that takes advantage of veterans

We were lied to from day one by Mike Patino (salesman) our home which was supposed to be the next available home took over a year and a half to complete. Nobody from the company was willing to work with us, we were even told by management that if we had any other complaints they would rip up our contract. When they finally decided to finish it it was rushed, we were missing all blinds, bathroom hardware, ceiling fans, which we were told basically too bad we aren’t getting them. Our yard is so uneven that it’s unsafe, we had it “fixed” under warranty, they literally dropped large rocks and dirt to try and level off our yard. Half of our sprinklers didn’t work, had that fixed and now most of them do…. I wouldn’t recommend these homes to anyone. Luckily I am retired Army and a firefighter in the local area so I was able to deter several people from wasting their time with Bella Vista, legend homes, and all subsidiaries of that worthless company. We even got the wrong keys on our move in date. We were first time home buyers, this was supposed to be an amazing experience. We didn’t even get a congratulations or fruit basket or even the right keys. I really hope someone reads this and takes it serious.

We were informed of a 30 day walkthrough after closing. However, due to having 5 different construction supervisors, this never happened. We then had to deal with warranty repair requests that involved declining several things that were supposed to be addressed during the 30 day walkthrough. The warranty repair process was a nightmare. It took 8 months for our cabinets to be repaired. Incorrect ordering, incorrect work order requests, poor communication, and atrocious follow through led to delays

Our initial experience with jake was terrible. Then zack came in to finish building our home with a very short time frame of when we were supposed to close. We figured it would never be done in time. [name removed] completed it and was very good at communicating with us and addressing any concerns that we had.

Too much time wasted on the build (19 months in which the final closing date was changed at least 6 times!) and way too expensive for the poor quality of said build. There were way too many delays that occured and too many poor excuses (or sometimes none) offered for the delays. This house was supposed to be finished in February 2022 and took almost another entire year (January 2023) to complete that in turn cost me an unnecessary $10,000.00 in storage fees that I incurred from having my belongings in storage for that extra year along with an additional $500.00 per month extra in rental fees with the apartment that I was in due to not receiving accurate information about the final closing date. Also there have been several work orders launched in just the less than 2 months that we've lived here. They range from minute issues to major ones. Some have been addressed but others have been seemingly been brushed off but will definitely be re-addressed! Would definitely not recommend to anyone!

I chose my Bella Vista Home in January 2021 because I loved the 3 bedroom Floor, with extended patio, vaulted ceilings and Level 3 Options I selected. In addition I wanted the Guest Bathroom Bathtub removed and replaced with wall-in shower. I paid for that to happen. However, if the Construction Manager in late 2021 had not invited to see the foundation after pouring and before framing began there would have been huge issues. Everything, especially the foundation bagging, plumbing done without looking at the model I selected, options I selected to include 2 walk-in showers and plans then provided to Cibolo, Texas Building Inspector. These errors caused the foundation to be cut and framing delayed. Construction was completed, Appraisal was performed and Closing on 4 January, 2023. Eleven days short of the 2 years specified in the Purchase Agreement. It would have exceeded the 2 year completion date without the attention and effort exhibited by Bella Vista’s, Brittany JenniferFallon!

THE WORST EXPERIENCE EVER! Every single person I’ve had to encounter (and there were a lot) had terrible communication and false promises from day 1! Scheduled closing was Feb 2022 then moved back every month and finally confirmed for July 2022 so I sell my property because I was pressured and the house wasn’t completed enough for me to close till October 2022. My house still has outstanding items that aren’t completed but I ran out of patience and closed anyways. If I wasn’t pressured to selling my home I would not have moved forward with the closing. I will never recommend you to anyone and will be sure ppl are aware of the horrible experiences my family went through!

It took a year and a half, our wood sat out in the weather for a year, nothing lined up right, everything is warped, we had little to no communication from the company till the last month or 2, when we did complain and try to get things fixed we were told by the main boss lady that if we had one more complaint she would tear up our contract and we would lose our home. So we were not able to address any concerns and now we have a brand new house with warped walls, counters, and very poor quality. We never got to do any of the construction meetings we were told we would be able to do. And our interest rate is now at 4.75 when if we closed on the date promised we would be at 2.6. Mike Patino lied to us throughout the WHOLE process from start to finish. Shady and I will continue to tell everyone I know not to buy Bella Vista home.

We originally started off in a different Bella Vista community. We were told things from the construction manager that just wasn’t adding up. The sales rep “forgot” to mention that the original community was going to be mostly leased out with new homes being built. We came to our current community because we didn’t want to loose out on the money we had already put down. The other community wasn’t willing to transfer all of the funds we put down even though we were still buying Bella Vista. When we did our walk throughs at our current house, there were a lot of things that needed to be fixed. We were promised they would be fixed and have not even to this day. I would not recommend anyone to a Bella Vista community.
